These are fairly straightforward contracts not much different from your typical Rental Agreement Forms – which are lease (rent) contracts made between landlord and tenant, or tenant and subtenant.

Depending on your situation, you may prefer certain configurations over others.

For example, you might either want a fixed-term or month-to-month rental contract.

• Fixed-term leases define a limited period when the tenant is permitted (and bound) to live on and use the premises.
• Month-to-month leases have no defined end-date to the contract; instead it renews every month as long as the tenant continues to pay rent and abides by the contract conditions.

By default many dormitories have tenants sign fixed-term contracts, while a residential apartment may be based month-to-month. In general, month-to-month is relatively rare, since it offers too much flexibility (therefore instability) and is not cost-effective for landlords in the long-term.

Details of a Roommate Agreement Contract

This contract will naturally be a little closer to home in its terms and conditions than a basic landlord-tenant agreement, since the tenants will be sharing close living quarters. And so you will often find these kinds of details in most roommate contracts, many of which are basic to any rental agreement:

• address of the rented property
• the date of signing the agreement
• the dates spanning the effective tenancy period to its end (not applicable to month-to-month agreements)
• rent amount and frequency of payments
• a list of facilities provided
• a list of rules pertaining to acceptable and unacceptable behavior (e.g. noise levels, curfew, etc.)
• restrictions on use of appliances, keeping of pets, etc.
