As a real estate seller, it is appropriate that you give your buyers – a newly wed couple for example, the right and legal document which certifies that a Transfer of Property was made the moment this couple decided to buy that bungalow house you were selling for months.

Some buyers and sellers would agree to opt for a dematerialized asset through completing a CREST transfer form from CREST Co. This form automatically delivers the transfer details to appropriate registration centers. In this matter, both parties – the buyer and seller, must confirm electronically the transaction made, otherwise, the registration will be voided.

What is a Real Property Transfer Form?

While a deed pertains to a document containing the legal details of a transfer of property, particularly the ones completed between a real estate seller and buyer, a real property transfer form is one of the state-prescribed requirements used to accompany the filing or amendment of this certain deed.

This Real Property Transfer Form or is legally considered as RP-5217 serves as a bar-coded report of transfer of property where basic details of the property, including the specific location, and details of both the buyer and seller should be indicated, as you can see in many sample Transfer Forms in PDF.

How to Complete Property Transfer Form

If an Employee Transfer Form will require you to specify details of the employee, and the relevant job he’ll be taking to keep the internal mobility of a company, completing a Property Transfer Form requires you to carefully give out all the specific details of the property transfer, for instance in a real property as a legal requirement. For real property, you will have to complete three sections namely:

  • County use which will be filled out by the county officer only
  • The property information involving the location, seller’s and buyer’s information, tax billing address, parcel numbers, property size, property use, and more
  • Sale Information which gives the details of date of sale and contract, full sale price, conditions of sale, tax identifier and other relevant sale information.

Tips on Selling Your Property Archives

Given the many list of properties left unsold on your archives, below are some tips and advice which you may use as a guide to make good progress of sales and assure that at the end of the day, you will be filling out an Ownership Transfer Form, or a Property Transfer Form:

  • Trace responses. A lot of buyers may have viewed your property, giving you the hopes of sale and promising to contact you so soon. Do not wait for your buyer to notify you. If possible, try to make follow ups on your prospect buyer once in a while.
  • Improve presentation. Know what your buyer wants for his property and try to present to him exactly what he needs. For example, if your prospect buyer is a retiree, present to him a property that is away from the busy city.
  • Property Valuation. Price is of utmost concern for a buyer. When viewing, your buyer will always ask for the price and surely, he’ll go for the ones which are pocket-friendly. To make sure that you make a sale, try to plan all the viewing location and prepare an instant property valuation especially if your buyer will ask for discounts.
