Types of Grant Deeds
- Life Estate Grant Deed Forms: This grant deed assures the grantor that he has full control of the property until the time of his death, at which point the property will be transferred to the person named on the deed, or the grantee.
- Trust Transfer Deed Form: This allows the property to be distributed to the beneficiaries you have listed in your revocable living trust. A revocable living trust helps to avoid probate and will assure that your assets or properties will be managed once you become incompetent or unable to legally transfer them. With a Trust Transfer Deed, there will be no reassessment of the taxes on your property, because you are only transferring the rights on the title and not its ownership.

Grant Deeds are mostly used in the sale of a real estate property. Since most buyers and sellers are not familiar with each other, a Grant Deed helps both parties guarantee that:
- The seller owns the property and that no one else has claim to it
- The seller is legally able to sell the property
- The property has not been previously sold to anyone else
- The property is free of debt or that there is no lien on the property

Steps to Filling Out a Grant Deed Form
- Identify the grantors and the grantees. The name of the grantor on the deed should appear exactly the same as it does on the title. The name of the grantees should be properly identified as well in case they divorce or one of them passes away.
- Identify the location of the property to be transferred with legal description. Without this, the deed will be rendered null and void.
- Indicate the date.
- The grantor should sign the deed in the presence of a notary public. The grantor should bring proof of identification, and proof of name change, if any. The notary should also sign and acknowledge the deed for it to be recorded at the county Recorder’s office. Witnesses may be necessary, depending on the statutes of your state.
The grantor of a grant deed guarantees the grantee that the property has not been sold to anyone else. In other words, no one else has claim on the property. So if in the event that the grantee finds out that the grantor sold the property to another party prior to selling it to him, he can sue the grantor to recover the value of the property sold. A grant deed is unlike a warranty deed, wherein the grantor can defend the grantee against any claims by another party.
