When you first moved into your apartment, you remember having to pay a security deposit along with the advance on your rent. When you move out, a refund of your security deposit would have to be provided by your landlord as stipulated in your lease agreement. A security deposit serves as security for the landlord if the tenant fails to abide by the terms and conditions of the lease agreement. It will cover costs for repairs outside the normal wear and tear and back rent, if any. You may also see our Deposit Forms used for business transactions.

Why a Security Deposit Return Form Should Be Filled Out
First of all, it is good to know that a Security Deposit Return Form is filled out by the tenant or the landlord. This is done to indicate the deposit the tenant paid when he moved into the leased property, and / or to itemize and give proper reason for any deductions. If there are any deductions itemized by the landlord, he would also have to present receipts for the deductions. Deductions could be for:
- Repairs for damages caused by the tenant or the tenant’s guests, which are outside the normal wear and tear
- Costs for cleaning the leased property
- Unpaid rent or back rent
All of these deductions should have to be indicated in your lease agreement as well. The landlord would have to get the tenant’s new mailing address so that he can mail him a copy of the form. A Security Deposit Return Form has to be properly filled out to avoid any dispute between the landlord and the tenant, which could lead to a lawsuit. This is also why receipts would have to be presented. You may also see our Security Deposit Refund Forms for more samples.

The Components of a Security Deposit Return Form
- The address of the leased property
- The terms of the lease and / or the move out date
- The name of the owner or the landlord and other relevant personal information
- The name of the tenant/s and other relevant personal information
- The new address where the security deposit return check will be mailed to
- The amount of the security deposit, before and after deductions, if any
- Itemized deductions for repairs, cleaning, and back rent, if any
- Signatures of the landlord and the tenant/s
In cases where the security deposit is not enough to cover the costs for repairs, cleaning, and / or unpaid rent, the landlord may include his address so that the tenant can send a check for the total balance. Security deposits are a sensitive issue between a landlord and a tenant because such a matter involves money, and the tenant may feel cheated on if adequate receipts for deductions are not provided. But with a properly filled out Security Deposit Return Form, the refund process should be seamless. You may also see our Security Deposit Forms for more samples.
